Joshua Lapins graduated from the University of Iowa with a Bachelor’s Degree in Entrepreneurship and earned his Illinois Real Estate Broker’s License shortly thereafter. He is also a licensed general contractor and carpenter.

With more than 18 years of experience managing a commercial real estate portfolio throughout the Chicagoland area, Josh brings a unique combination of expertise in commercial property management and construction. His extensive experience includes building systems, budgeting, property maintenance, building codes, and construction management.

Josh’s firsthand understanding of both commercial property operating budgets and construction costs allows him to approach every project with a practical, cost-conscious perspective. His ability to balance the needs of a property with real-world budget constraints helps IPS deliver effective solutions while maximizing value for property owners and tenants.

Head Building Engineer

Francisco’s role with IPS is to keep the building systems running smoothly at our client’s properties. Whether it is simply changing a light bulb to coordinating complex water intrusion repairs Francisco has the knowledge to get it done.

Vice President

Ulises is the backbone of the IPS team. Coordinating our labor pool to ensure projects run smoothly, within budget and with the high quality our clients expect from IPS. Ulises is the detail-oriented leader of our day to day operations.

Head of HVAC

Don has been a licensed HVAC technician for 25 years and has also previously taught forced air heating classes at the Environmental Technical Institute for many years. Don and his team can diagnose, repair or replace any HVAC system in a commercial building.

Head of Construction Services

Scott has been a licensed electrician as well as a general contractor for 30+ years. Scott is the face on-site for all building projects that IPS handles and ensures the quality and timeliness of the build.
